Renters insurance is important as it not only covers your personal property, but also gives you liability protection. This liability protection is needed because you never know when you will be held liable for someone else’s property damage or injury. You may have a child hit a baseball through someone’s window, a dog bite a stranger, or host a party where someone drinks too much and drives home and gets in an accident. There can be liability in almost everything we do.

Your renters insurance policy has personal property coverage for liability incidents. This means if you do something that leads to damage to a third party’s belongings, you will have coverage to pay to fix or replace them. This is the same as liability coverage in auto insurance, where the third-party car is repaired or replaced if you hit it.
Also similar to auto insurance is the medical payments component of liability coverage in renters insurance. This will pay if a third party is injured due to your erroneous actions. It pays for emergency medical care and rehabilitation of the injured party. Just like property damage, the policy limit is the total amount the policy will pay. You are responsible for anything above this amount.
Renters have responsibilities to keep the property in order regarding their liability protection.
Renters have an obligation to keep the property safe and in good condition when renting a place. This is necessary through the rental contract and for the liability coverage. This means cleaning up walkways and keeping things like banisters in order so they don’t fall if someone leans on them. Renters may not be responsible for repairs, but should work with the landlord to ensure the property is safe and clear of hazards.
When an incident occurs where there is liability, the renter should report the claim immediately to the insurance company and the landlord if it has to do with the structure of the home. In some cases, the landlord’s insurance will kick in and pay the liability, which is a good thing since the claim will affect the landlord’s insurance and not the renter if that is the case. But if the renter is found liable, his policy will pay up.
Renters should understand the policy limits so they know how much liability coverage they have. Remember that you are only covered up to the amount the policy states. Anything above this will be your responsibility.
